Even if you are constructing a new home or turning a room into a bedroom, it should meet the relevant building codes. It’s highly required that :

  • Size: One-bedroom rooms must have a minimum floor space of 70 square feet, with at least 7 feet in one way. The ceiling must be at least half seven feet high. Add 50 more square feet for each extra person inhabiting the same room. (R304) (R305).
  • Access bedroom must not be accessible via another bedroom from the hall or other common areas.
  • A doorway no less than 31.5 inches wide from the entrance to the foot of the bed to the doorway.
  • An egress window – emergency exit. Except if the bedroom has an outdoor door, at least one of the windows should be 24 inches high and 20 inches wide. Should provide at least 5.7 square feet of the window opening for other than first floor, for first floor the clear opening area shall have 5 square feet. The window cannot be installed above the ground for more than 44 inches but cannot be less than 24 inches to stop people from climbing. (R310).
  • Windows must have at least 8 percent of the total combined area of glazing for natural lighting and have the combined open space of at least 4 percent of the floor area for bedroom ventilation. (R303).
  • The heating system must be at least 68 degrees warm in the room.(R303.10).
  • Privacy may overlap in bedroom spaces.
